Middletown Farm Booking Terms & Conditions

 

 

Bookings are only accepted on the clear understanding that deposits are non-refundable, and that holiday insurance is sought, in order to cover yourselves and us from loss of funds due to cancellation beyond control of either party and ‘Force Majeure’.

In the event that you do need to cancel your booking we will refund your deposit payment only if we can successfully re-book the dates you have cancelled.

 

When you are making a booking (with the required payment) and it has been confirmed by us, you will have entered directly into a contract which binds you, all members of your party and us in various ways.  These booking conditions are deemed to have been accepted by you and will continue until the last member of your party has departed from the accommodation and its grounds.

 

BOOKING REQUIREMENTS 

 

  • Booking Leader: The person who placed the booking shall be responsible for the party staying and must ensure all members are aware of and accept this contract.

  • By making a booking, you confirm you:

  1. Are over the age of 18

  2. Are responsible for supplying an accurate total number of all members in the party.

  3. Are responsible for making all payments due to us.

  4. Will not exceed the total party number as stated.

  • By making a booking, you understand we:

  1. Advise you to take out your own personal travel/holiday insurance suitable for your needs; we also advise that the insurance policy should cover you for all forms of travel delay, including adverse weather conditions in the UK and ‘Force Majeure’.

 

PAYMENT

 

Bookings are confirmed on receipt of the completed and signed letting agreement form and receiving the non-refundable deposit of £150 per week.  The balance of the rental cost will be due for payment eight (8) weeks before the arrival date of your booking.  We reserve the right to cancel a booking where payment has not been received eight (8) weeks before the arrival date.

If the booking is made within eight (8) weeks of the holiday start date, the payment will be due in full.  Once you have a confirmed booking (i.e the deposit has been paid and processed), you are responsible for paying the balance payment at the required time as reminders are not sent out.

 

 

CANCELLATION 

 

Cancellations must be immediately notified to us and confirmed in writing.

 

  • In the event of cancellation with less than eight (8) weeks notice, the full cost of your holiday is non-refundable unless we are able to let or part let the cancelled period, in which case a proportional refund will be made at the end of said cancelled period.

 

CIRCUMSTANCES ON SITE BEYOND THE CONTROL OF THE OWNER

 

If for any reason we have to cancel your booking in advance due to circumstances beyond our control at our site – for example fire, flood or destruction/ damage to the property – then we will at our sole discretion seek to find you comparable accommodation for your dates, or will offer you alternative dates, or we will refund the full amount of the booking.

If we have to terminate your holiday early for the above reasons you will be relocated/ credited/ refunded part of the booking fee value based on the time remaining of the booking.  This will be the full extent of our liability.  No additional compensation, expenses or costs will be payable.

 

FORCE MAJEURE

 

We do NOT cover you for your holiday being unavailable due to natural disasters, terror attacks, acts of war, hijacking, riots, incidents of civil unrest, pandemics, epidemics, or general restrictions on movement imposed by local or national Government, which may prevent you from taking your holiday.  A condition of booking is that guests take out a travel insurance policy which covers booking cancellations.  If you do not take out adequate insurance, you then accept responsibility for any loss of funds that you may incur due to cancellation.

 

PLEASE NOTE: in consideration of the current Covid-19 pandemic situation, we will refund your final balance payment should your holiday be cancelled due to local or national government restrictions on holiday travel.  Deposit payments will remain non-refundable.

 

TERMS OF USE

 

You may access the property from 1pm on the day of arrival (on occasion the property will be available earlier, we will keep you informed).  We will store your luggage for you should you arrive early and the property is not available to you.

Please note that departure is by 9:30 on your final day (luggage can be stored if you wish to take a later departure boat).

Dogs: We permit no more than one dog per property and by prior agreement on the understanding that the dog remains in the kitchen area and not permitted within the carpeted/ furnished areas of the property.  A barrier is provided for your convenience.

Please note: we DO NOT allow dogs under 2 years of age.

 

On departure, you are requested to leave the accommodation in a clean and tidy condition.  Departure instructions are listed in the property which include removing bed linen and placing in the bag provided, placing all rubbish outside in the relevant marked bins and removing all food stuff and containers from the fridge and cupboards.

 

NUMBER OF PERSONS USING THE PROPERTY

 

Under no circumstances may more than the maximum number of persons stated on the letting agreement occupy the property, unless by prior agreement with the owners.  We reserve the right to refuse admittance if this condition is not observed.

 

LIABILITY

 

We shall not be liable to you or your party for loss of damage of your belongings howsoever arising.  You must take all necessary steps to safeguard yourselves and your belongings.

 

CARE OF THE PROPERTY

 

You are responsible for our property and are expected to take all reasonable care of its furniture, fittings and effects, in or on the property.  You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.  Smoking is not permitted in any of the properties.

 

DAMAGES & BREAKAGES

 

You are legally bound to reimburse us for replacement, repair, or extra cleaning costs on demand (although we would not charge you for the odd glass or plate).
